General Policies

  • Rates are based on double occupancy (except suites) and include a full country breakfast each morning.
  • An additional adult in the room is $25.00 per night.
  • An additional child – under 16 – in the room is $15.00 per night.
  • All guests exceeding the room maximum occupancy must be approved by the innkeepers. Unauthorized guests are subject to a $50.00 fee.
  • The New Hampshire meals and rooms tax of 8.5% will be added to the room rate.
  • Visa, Master Card, Discover and American Express are honored. No personal checks please.
  • Rates are subject to change without notice.
  • Check-in time is 3 to 9 p.m. Check-out time is 11 a.m.
  • Cancellation Policy: We understand that plans can change, and we aim to be flexible. However, as a boutique inn with limited availability, cancellations affect us significantly. Therefore, we have established the following cancellation policy:
  • Cancellation Charges:
    • If a cancellation is made less than 14 days prior to the reservation date:
      • For reservations shorter than 4 nights: 50% of the first night’s rate will be charged.
      • For reservations longer than 4 nights: The first night’s rate will be charged.
    • If a cancellation is made less than 7 days prior to the reservation date:
      • For reservations shorter than 4 nights: 100% of the first night’s rate will be charged.
      • For reservations longer than 4 nights: Two nights’ rate will be charged.

        Please note that these charges will be applied to the credit card used to secure the reservation.
         
  • If a guest fails to arrive on the scheduled arrival date and has not cancelled their reservation in advance, they will be considered a “no-show.” In such cases, the guest will be charged for the full stay reserved.
  • No refunds given for early check outs
